PROJECT UPDATE (3.28.2016):

The finishing phase of the project is in full swing. The first sequence of the PAINTING contractors work is 75% complete. This phase entails surface preparation work, priming, patching and the first finish coat. The TILE contractor has completed their first sequence and return to the job once cabinets (bath vanity and kitchen cabinets) are installed. As with the rest of the trades, they will work from south to north. The DRYWALL contractor has finished their initial phase and returns when we are ready to infill the construction break-thru’s that temporarily link the units. The HVAC contractor is about 50% complete. The furnaces have been set, flue piping installed and much of the exposed ductwork has been hung. The ORNAMENTAL IRON contractor started steel stair/loft rail installation at the beginning of last week and is also well underway.

NEXT…PAINTING, HVAC, TILE and ORNAMENTAL IRON continue their rotation. FLOOR finishing (low VOC epoxy over existing concrete first floor) starts at the south end of the project this week. CABINETRY is delivered mid-week followed by CARPENTRY installation. The CONCRETE contractor also starts units 1- 3 entries, exterior ADA ramp and aluminum skin related concrete elements…lotsa stuff.

PAINTING: masking complete, ceiling is being spot primed with a rust inhibitor (red). this is followed by a tinted metal primer/sealer and finished coats. The ceiling is 100% finished at this point of the project unlike the drywall.

DRYWALL: service corridor tapping is being completed concurrently.
PAINTING: bar joists and composite deck have been finish coated a dark grey. the structural steel beams/columns are painted with a self priming oil based DTM (direct to metal) product. due to it's superior wearing properties, the oil base product is actually "greener".
TILE: benny is installing 12x24 porcelain ceramic wall tile. we have worked together for over 20 years.
TILE: benny is grouting the tub enclosure with epoxy grout...one of the quality upgrades made on this project.
HVAC: 93% efficiency gas furnace has been installed. the air return is off the units bottom, hence the raised "box". the grill is on left side of the door beyond.
HVAC: duct work install has started in unit 9. note the riser and horizontal run coming from the utility room.
HVAC: unistrut and threaded rod is used to support the duct work.
HVAC: unistrut and threaded rod are attached to the bar joists with beam clamps. notice the unitsturt inside the duct which reinforces the connection.
HVAC: igor who has worked with us for 12 years is measuring for the curved section of duct which will turn 90 degrees.
HVAC: duct work nearing completion.
HVAC: dampers inside the angle cut short section of 6" duct balance the system in lieu of registers at most supply locations.
ORNAMENTAL IRON: matt and gabino confrim the stair members are straight an plumb prior to welding.
ORNAMENTAL IRON: treads are welded to the stringer.
PAINTING: skylight enclosures are being finished. units 4-9 each have (3) 4'-6" x 8'-6" for excellent daylighting.

ORNAMENTAL IRON: jose and gambino are well along with the stair and guard rails in unit 4. jose has worked with us for 15 years...WOW.

PROJECT UPDATE (2.11.2016):


Progress in 2016 has been on schedule. The PLUMBING, ELECTRICAL, HVAC and CARPENTRY contractors hit their marks. CITY INSPECTIONS were uneventful. The jobsite is two contiguous buildings. This allowed Matt to schedule the project so the trades move from south to north making it possible for the INSULATION, DRYWALL and PAINTING contractors to be on site at the same time as the other trades mentioned above. 


Presently, the DRYWALL contractor is finishing up at the north end and adjacent service corridor. The PAINTING preparation and priming just started. 


NEXT…the HVAC contractor starts at the north end chasing the PAINTER and so on. We are early into the finishing phase.

PLUMBING: ziggy is finishing up the overhead 1.5" water feed in the service corridor. these pipes will receive insulating wrap later in the project.
ELECTRICAL: recessed fixtures are being "layed out" now that this mezzanine has been framed.

ELECTRICAL: service is finished, ready for COMED metering.
CARPENTRY: mezzanine in unit 3 is ready for sound insulation.
CARPENTRY & ELECTRICAL: wire is being pulled to the recessed fixture. ready for sound insulation.
CITY OF EVANSTON: Claude and Matt have just completed the rough electrical inspection for units 6-9.

CARPENTRY: wood frames/doors are installed prior to drywall due to detailing.
INSULATION: blown in blanket insulation for the exterior frame walls is pumped from the truck to the appropriate location.
INSULATION: 2x6 fiberglass ECO sound insulation is installed in all interior walls.
DRYWALL: material delivery in process.
DRYWALL: unit 8 hanging in process.
DRYWALL: unit 8 hanging in process. all material is glued/screwed into place.
DRYWALL: unit 9 hanging in process. almost ready to start taping. unit 9 is at the north end of the building. the structural steel shall be left exposed.
DRYWALL: taping in unit 8 has started.
DRYWALL: taping in unit 9. julio applies the 2nd of 3 applications of joint compound.
ROOF PENETRATIONS: On a snowless January weekend with temperatures above freezing, we had (38) 4" holes to be cored for the PLUMBING, ELECTRICAL & HVAC contractors. in places, we cored 9" through concrete, rigid insulation and the original roof membrane. This operation is sequenced after the roof has been installed and then flash into place by the ROOFING contractor.
ROOF PENETRATIONS: the white tube supplies suction to the drill platform during coring.
ROOF PENETRATIONS: ready for the PLUMBER to complete the waste line vent through the roof.
ROOF PENETRATIONS: water heater flashing is heat welded to the TPO roof membrane.
ROOF PENETRATIONS: ELECTRICAL flashing in process.
DRYWALL: taping continues in unit 8.
DRYWALL: taping continues in unit 3...almost ready for priming by the PAINTER.
PAINTER: bathroom and utility rooms are being primed at north end (unit 8).
DRYWALL: taping continues in unit 5.
DRYWALL: jesus, our drywall contractor does an excellent job.

PLUMBING: NICOR has installed their meters for units 6-9 which are now being tied into the system. the yellow tubing supplies gas to our temporary unit heaters in the service corridor.
PAINTING: masonry walls and concrete floor have been masked prior to starting ceiling priming/painting at the north end of the building (unit 9).

PAINTING: steel structure is scrapped and cleaned with compressed air prior to priming. notice the bits of loose concrete on the floor.
